Identifying and Managing Asbestos
Identifying asbestos-containing materials (ACMs) requires caution. Visual inspection alone is not sufficient, as many materials may appear normal but still contain asbestos. Surveying by trained professionals is recommended for accurate identification, especially in older buildings.
Common ACMs include:
- Roofing felt, tiles, and panels
- Pipe and boiler insulation (lagging)
- Floor tiles and adhesives
- Textured coatings and ceiling tiles
- Fireproofing materials and cladding
Management of asbestos begins with an asbestos register or survey, recording locations, types, conditions, and risk levels of ACMs. This information informs safe work practices, including whether materials should be left undisturbed, monitored, encapsulated, or removed by licensed contractors.
Risk assessment is an ongoing process. The condition of ACMs should be checked regularly, particularly in areas of high occupancy or frequent maintenance work. Any damage, deterioration, or accidental disturbance must be reported immediately, and procedures followed to minimise exposure.
Control measures include:
- Avoidance – Never disturb suspected asbestos-containing materials.
- Encapsulation – Sealing materials to prevent fibre release.
- Enclosure – Covering ACMs to prevent contact.
- Removal – Only by licensed asbestos professionals following strict safety procedures.
